			<content:encoded><![CDATA[<p>Turkey has long been a favourite for savvy property investors even before the economic downturn.  However the global recession seems to have only strengthened the country’s property investment potential. Many investors are seeking to take advantage of the recovering conditions by investing now prior to the correction in the market and subsequently reap the financial benefits over the next couple of years.</p>
<p>This trend was supported by a recent survey of Russian property investors, a group that has historically lead the rest of the world when identifying emerging markets. The report commissioned by OPP in conjunction with 1-Property.ru, a leading Russian property portal found that Turkey is in their top 3 places to invest. When taking a closer look into Turkey it is easy to see why it offers such an attractive investment.</p>
<p>Firstly, Turkey is one of the world’s fastest growing economies. Turkey achieved GDP growth of 10.3% in the second quarter of 2010 which is 8.3% higher than the EU average and more than doubles the growth rate of the best performing EU nation. More impressively, the OECD has forecast an annual growth of 6.7% in Turkey over the next 7 years which is higher than any of its member nations.</p>
<p>This growth has been built on the back of a strong banking platform and a stable financial system. It was actually the basic nature of Turkey’s banking sector that shielded it from the complexities of the global economic downturn. The government have supported this advantage and used the last two years to improve Turkey’s fiscal stability. Now these steps are being rewarded as banking security has created much more confidence amongst investors. This confidence is shared by the IMF Managing Director, Dominic Strauss-Kahn who said following news that the EU had allocated 2 seats to be given to emerging markets, “I think Turkey is the most suitable candidate for a post on the executive board.”</p>
<p>The second and most obvious reason for Turkey’s popularity amongst the investment community is its tourism success story. Helped by the weakness of the Turkish Lira, Turkey is quickly moving up the world tourism rankings (currently 7th) having nearly overtaken last year’s visitor numbers in the first 3 quarters.</p>
<p>Steven Worboys of Experience International, comments: “Turkey&#8217;s tourism levels as a whole in 2010 have been impressive with a 12 per cent increase in UK visitors recorded in the first nine months taking the total number of international visitors to 23 million so far this year according to the Turkish Ministry of Culture and Tourism.”</p>
<p>Growth is expected to continue further according to experts like the Conde Nast Travellers Magazine, which voted Turkey their No.1 destination and the Association of British Travel Agents who predict annual tourism growth in Turkey to accelerate from 20% to 25%.</p>
<p>The growing interest in the Turkish property market has already translated into increased sales. The Turkish General Directorate of Land Registry published figures showing over 32,000 UK investors alone buying in Turkey.</p>

Research was conducted into the habits of tourists in Turkey. The survey included 2,500 people and covered many topics, such as what they liked or did not like about the country, what they ate and drank, and what kind of music they listened to while in Turkey. Only 17.8 percent of participants said they drank Turkey&#8217;s national drink rak?, however 84.9 percent of participants said they liked Turkish food. Turkey&#8217;s natural beauty ranked highly amongst reasons for visiting Turkey, along with the sea and sunny weather during summer months. 24.9 percent of those surveyed also said that the low prices were one of the reasons they chose Turkey. When it came to what tourists did with their time in Turkey, a large majority surveyed said they spent their time by the sea, taking sailing trips or going to the beach. Next in line was visiting historic and cultural locations, then nightlife and then shopping.Overall, an impressive number of tourists would consider visiting Turkey again, 40.2 percent would visit the same location within Turkey, while 47.4 would go to a different resort. <p>Residential prices in Turkey rose after relaxation of foreign ownership restrictions in 2005. Buyers (mainly Britons, Germans and Greeks) poured $10.4 billion into the property market in 2002 to 2007 and prices increased at 7% annually over the past five years. </p>
<p>So why the boom? </p>
<p>Turkey experienced a 10% increase on 2007 tourists, totalling a staggering 27 million in 2008. Turkey has developed world class resorts that are popular with Europeans. As a result, demand for short-term accommodation in popular resorts such as Marmaris, Dalyan, Altinkum, Bodrum, Belek and Alanya has jumped.</p>
<p>Another factor driving this boom is access &#8211; Citizens of most EU countries, the US, Canada and some countries in Asia, Latin America and Africa can freely purchase properties in Turkey. The cost of living is a fraction of that in most developed countries, serious crime is low and its strategic location means it’s within close flying distance of most European and Middle Eastern countries. </p>

			<content:encoded><![CDATA[<p>The Carlyle Group will invest in  Turkey , and plans to buy stakes in 2-3 more companies by the end of 2009, the private equity company&#039;s general manager for Turkey announced. Carlyle has acquired a 50 percent stake in ship builder TVK Gemi Yapim, its first investment in Turkey.</p>
<p>&quot;We can easily complete 2-3 investment projects in the next 18 months. These could be companies operating in health, logistics, transport and non-food retail sectors,&quot; the general manager said. He forecasts private equity investments in Turkey rising in the coming years. &quot;Under the current circumstances, there&#039;s no reason why Turkey should not attract $3-5 billion private equity investments from 2009 annually,&quot; he said.</p>
<p>Carlyle, which has assets worth $82.7 billion globally, did not set up a separate fund for its first investment in Turkey as it has a global fund worth $35 billion to finance such investments.</p>

			<content:encoded><![CDATA[<p>At a conference held in Dubai by EFG Istanbul Securities, Dubai investors were informed of the opportunities for investment in Turkey.  The conference titled &quot;Opportunities north of the border&quot; proved that foreign investors aim to increase their  investments in Turkey. </p>
<p>State Minister Mehmet Simsek began with an opening speech at the conference, hosting 30 guests, including investors that manage portfolio venture capital and investors from real sector. </p>
<p>Dubai investors were informed of the phases Turkey has undergone in the last 10 years and why they should  invest in Turkey, said Banu Ba&thorn;ar &Ccedil;obano&eth;lu, managing director of EFG Istanbul Securities. “However, Dubai still knows little about Turkey.” Dubai investors are interested in the service sector, food, oil, pharmaceuticals, energy and real estate in Turkey, said &Ccedil;obano&eth;lu. </p>

			<content:encoded><![CDATA[<p>The Turkish Culture and Tourism Minister, Ertugrul Gunay said that  Turkey aims to host 25 million tourists in 2008, at the opening of World Travel Market, the world’s third largest tourism fair, in London.</p>
<p>At a press conference held at Turkey’s stand at the fair, Gunay said that the country promises more than sea and sand and aims for a big increase in the number of tourists visiting the country.</p>
<p>“Of the 20 million people who came to  Turkey this year, only 100,000 visited Mount Nemrut. Turkey has riches other than sea and sand. That is why we give priority to “four seasons, 12 months” tourism campaigns,” he said. </p>
<p>If the 2008 tourist season Gunay continued: “We plan to allocate $140-150 million for promotion this year. We will remove bureaucratic handicaps for tourism investors. We will make things easier for high-quality investments. But the protection of the natural environment is our priority.”  </p>
