UAE Residential Property Market Overview

The United Arab Emirates (UAE) property market has seen dramatic improvements over the last few years, recovering well from the economic crisis based on a number of measures to make sure investments in the industry are both safe and secure. As a result, the UAE residential property market has seen huge improvements, with Dubai properties rising considerably in price and the number of real estate transactions increasing.

For investors, the UAE residential property market presents excellent opportunities, particularly since a new 4% transaction fee was introduced in October 2013 – aimed at discouraging quick sales – to help maintain prices at a more sustainable level.

Other measures include capping mortgage lending to limit the risks for UAE banks by imposing maximum loan-to-value limits for residential property mortgages, which will serve to make real estate investments in the UAE safer and more secure.

Dubai Investment Popularity

Dubai remains the most popular destination in the UAE for property investments, being named the best city in the world to invest in by the Reputation Institute, with Abu Dhabi following shortly behind. Dubai has seen a huge recovery in property sales and values since 2010, and the Dubai Land Department reported transactions totalled AED 236 billion in 2013. Nearly half of this amount came from foreign nationals from 162 countries, most notably from India, Great Britain and Pakistan.

Best locations for property investments in the UAE

Some areas in the UAE have fared particularly well over the last few years, with Dubai’s being at the forefront of this success.

There are some areas of the Emirate that are especially popular among investors, including Dubai Marina where properties have increased in value by 34.2% during the 12 months. Jumeirah Beach, The Palm and Jumeirah Lake Towers have also seen their properties increase in price and attract high demand from tenants, thereby offering strong returns for investors.
